If you live in Sequim, Port Angeles or anywhere else in Clallam County and you're thinking about a new manufactured home, picking the home is only half the job. You also have to pick who you buy it from, and on the North Olympic Peninsula that choice affects delivery, setup and service for years. This guide covers what to look for in a retailer, the questions worth asking, and how Future Homes works with buyers from the Peninsula out of its Bremerton location.
Floor plans and photos help, but nothing replaces standing in a kitchen and opening the closets. A good retailer has real homes on a lot that you can tour, plus a wider catalog to order from if nothing in stock fits. Future Homes has four locations: Bremerton and Tacoma in Washington, and Albany and Redmond in Oregon. For Sequim and Port Angeles buyers, the Bremerton lot on WA-16 is the closest of the four.
You can browse the full catalog online first at futurehomesamerica.com/homes and narrow your list before you make the drive.
Ask which factories a retailer carries. A dealer that works with several builders can show you different construction styles and price points side by side instead of steering you to one brand. Future Homes sells new manufactured, modular, park model and tiny homes from Skyline, KIT Homes and Cavco, among other builders. The homes are built indoors, so weather doesn't stall the build schedule.
Every manufactured home built to the federal HUD Code carries a red certification label on each section. HUD's manufactured home resources page also explains the data plate inside the home, which shows the wind, thermal and roof load zones the home was built for. HUD says a home should never be placed in a more restrictive zone than it was built for. That's a good question to raise with any retailer, especially if your land is in an exposed spot.
In Washington, setup isn't something a retailer can hand off to anyone with a truck. According to the Washington Department of Labor & Industries, manufactured homes in Washington must be installed by an L&I certified installer, and a certified installer must be on site during each phase of the installation. L&I also says certified installers place a red metallic certification tag on each home they install before the local inspection.
When you compare retailers, ask:
Future Homes says its team helps buyers choose a home, prepare the site and complete installation, and stays involved after the sale with site work, financing conversations and service calls.
A home's listed price is one piece. Rural properties vary a lot, whether flat, sloped or wooded, and site prep can change your total cost. A retailer that talks through the site early saves surprises later. Future Homes has a page on land-home packages and another on manufactured home financing if you want to start there.
If you're replacing an older home and plan to move it off your property, check with the county too. The Clallam County Treasurer's office says a tax certificate for mobile home movement must be issued before the move date, and that taxes must be paid in full for the year for moves within the county. The details are on the county's Mobile Home Move Permits page.
HUD's advice for problems after the sale is simple: first, contact your retailer. Then put the list of problems in writing to the retailer, manufacturer and installer and keep copies. That's another reason to buy from someone who will still pick up the phone after the home is set. Ask how service requests are handled before you sign.
Future Homes has an "Inventory Close Out Sale" banner on its site, and several specials are at the Bremerton location. The Eagle 28664S, a 4-bedroom, 2-bath home with 1,760 square feet, is listed at $159,000 (was $198,525) — see it at futurehomesamerica.com/homes/hejxyc. For a smaller footprint, the Ridgewood J423 at Bremerton is a 1-bedroom, 1-bath, 533-square-foot home listed at $79,950 (was $97,305). Prices and availability can change, so confirm with the office before you visit. The rest of the current specials are on the inventory specials page.
