If you're shopping for a new manufactured home in Kitsap County or Pierce County, this is a good month to look at real numbers. Future Homes is running an Inventory Close Out Sale with new lower prices on homes from its Bremerton and Tacoma lots and its Oregon locations in Albany and Redmond. Below you'll find the posted "was" and "now" prices, grouped by size. We also cover what the price covers, what usually gets quoted separately as site work, and how Washington's installation rules fit in.
Prices are as posted on the Future Homes inventory specials page in October 2026. Close-out homes sell one at a time (The Opal is already sold), so confirm a home is still available before you plan around it.
These suit a downsizer, a first home on a small lot, or a second dwelling on family land.
The Ridgewood J423 is a 1-bedroom, 1-bath home with 533 sq ft. It was $97,305 and is now $79,950, the lowest price on the close-out list.
The Pure 14663M fits 3 bedrooms and 2 baths into 901 sq ft. It went from $107,214 to $94,950.
This is the biggest group on the close-out list, with five homes.
The Waverly Crest 24443V (3 bed, 2 bath, 1,173 sq ft) is one of the most-viewed homes on the Future Homes site this month. Its price dropped from $155,953 to $117,950. The Eagle 28483C (3 bed, 2 bath, 1,279 sq ft) is now $129,950, down from $135,678. The DRM481F (2 bed, 2 bath, 1,296 sq ft) went from $163,877 to $134,950. The Evergreen 28502E (3 bed, 2 bath, 1,333 sq ft) is now $142,950, down from $159,660.
At the top of this group is the Pinehurst 2514, a 2-bedroom, 2-bath home with 1,387 sq ft on a 26'8" x 52' footprint. It's the most-viewed home on the site this month. It was $249,913 and is now $229,950.
The Sandpointe 28563A (3 bed, 2 bath, about 1,493 sq ft, 26'8" x 56') went from $150,000 to $124,950. The Spruce (3 bed, 2 bath, 1,512 sq ft) is now $171,950, down from $189,950. The Hillcrest G865 (3 bed, 2 bath, 1,600 sq ft) dropped from $219,755 to $187,950.
The headline home is the Eagle 28664S: 4 bedrooms, 2 baths and 1,760 sq ft on a 26'8" x 66' footprint. It was $198,525 and is now $159,000. Read the fine print, though. The listing says the sale price applies to cash purchases only and is valid only for the model currently on the Bremerton lot.
For the most room, the Evergreen 37624E has 4 bedrooms, 2 baths and 2,273 sq ft on a 36'8" x 62' footprint. It's listed at $239,685.
A home's sticker price and the total cost of a finished home on your land are two different numbers. The close-out listings don't spell out delivery, setup or site work. Before you compare homes, ask the Future Homes office for a written breakdown of what your quote includes. Site work depends on your property: clearing and grading, the foundation, utility hookups (well or water, septic or sewer, power), driveway access, and steps, decks or porches.
Future Homes says its team helps buyers choose a home, prepare the site and complete the installation. It also says the team stays involved after the sale with site work, financing conversations and service calls. If you need land, or want the home and site handled as one project, start with the land-home packages page.
According to Washington's Department of Labor & Industries, installations of manufactured homes are inspected under permits issued by local cities and counties. In Kitsap County or Pierce County, that means your local building department. L&I also requires a certified manufactured home installer to be on site at all times during each phase of installation. Porches, decks, garages and room additions built next to the home need their own local building permit. If one of those structures adds load to the home, L&I requires a separate permit as well. Oregon buyers near Albany and Redmond should ask their local office about the rules there.
The Future Homes financing page lists home-only, land/home, construction, FHA, USDA, VA and conventional options. Future Homes notes that it isn't a lender itself. It works with lenders to help buyers find a fit. Remember that the Eagle 28664S close-out price is for cash purchases, so ask how financing would change the numbers on that home.
Priscilla E., a Future Homes customer, put it simply: "Bought two homes from them — great people to work with from start to finish."
